Urban Living at The Austonian

The population of Austin has grown by an estimated 60,000 people per year over the past several years. In step with this growth, the number of people living in downtown Austin has increased from 6,000 to 10,000 in just six years. People have been drawn to the city's downtown neighborhoods thanks to new developments including the Green Water Treatment Plant, the 2nd Street District and the future plans for Waller Creek. By 2020, residents of downtown Austin are expected to number over 25,000.

Downtown city dwellers enjoy easy access to all the amenities of a modern urban landscape. Austin's walkable thoroughfares provide residents a chance to do their grocery shopping at Royal Blue or Whole Foods, grab a bite to eat at Garrido's, take the dog for a walk around Lady Bird Lake, and catch a show at Ballet Austin without once getting in a car.

Work commutes are transformed into a morning and evening stroll or bike ride. Not only does this allow downtown residents more exercise and physical activity but it diminishes overall pollution and congestion throughout the city of Austin.

Along with environmentally friendly materials used in the building's construction, special care was taken to conserve water and energy. The Austonian implements a resourceful condensate capture system, which captures water and reuses it to water the building's 10th-floor green roof terrace. Heating and cooling the building requires very little energy thanks to the Austin chilled water system which relies on an underground network of pipes that run chilled water to multiple buildings.

Along with a smaller carbon footprint, Austonian residents and Austin urbanites enjoy an active and lively lifestyle in the throng of bustling, growing city. Urban life lends itself to less time spent in the car and more time enjoying all that Austin has to offer.
