Located in the heart of downtown Austin in the eclectic and vibrant 2nd Street District, The Austonian luxury condominiums offer residents a wide array of entertainment and retail options within a minute’s walking distance from home.

With a unique mix of over 55 retail and restaurant establishments - ranging from a number of local Austin establishments to regional and even national retailers like Urban Outfitters - the six blocks of the 2ND Street District between Colorado and San Antonio Streets offer an excellent retail portrayal of the cultural and artistic environment of downtown Austin.

Once an area of dilapidated, unused warehouses, the 2nd Street District has become a premier downtown retail destination. In the past ten years, the City of Austin has made the redevelopment of the 2nd Street District a priority, encouraging growth and investment in the area. With the opening of multiple downtown residential options - such as The Austonian luxury condominiums and the AMLI apartment complex - the relocation of City Hall in 2004 and the area’s close proximity to Lady Bird Lake, retailers and restaurateurs quickly migrated to the area because of its increasing vibrancy and energy level.

The District is currently 93% occupied with a blend of restaurants and retail options that speak to a distinctly Austin sensibility. Vintage clothing, designer fashions, art and design studios, even a boutique devoted to local pet products – the 2nd Street District offers a unique assortment of stores that attract both visitors and residents alike with their eclectic, modern urban style.

About 65% of the District’s stores, coffee shops and restaurants are locally Austin, and many of them play an active role in engaging with and bringing people to downtown Austin, with events, specials and trunk shows. This year the 2nd Street District hosted the Texas Style Council for the third year in a row, and last holiday season, they hosted Austin’s inaugural Holiday Window Walk as well.

Even before the late 2010 addition of ACL Live at the Moody Theater - which has significantly amplified the District’s appeal, energy level and reach - the 2nd Street District brought $4.55 million in property taxes to the city, as well as over $2 million in sales taxes in 2010. In September 2011, 2nd Street District was recognized by the International Economic Development Council with the Excellence in Economic Development Award for the District’s impact on the downtown Austin economy.

With even more retailers set to open in the future, the District is still on the rise, and will reach another development milestone with the completion of the Greenwater Treatment Plant, the development of the Seaholm District and the upcoming construction of the Austin Central Library in future years.

For residents, the prime location of The Austonian - on the edge of the 2nd Street District, mere minutes away from Lady Bird Lake and Auditorium Shores – is one of the community’s many benefits, which also includes over 40,000 square feet of amenity spaces, and a resident-base that is active and involved in
building-wide activities and in the city at large.
